SBA Finance Group does SBA lending and nothing else. Acquisition, construction, refinance, cash-out, working capital, partner buyouts, owner-occupied real estate — the full 7(a) and 504 range, nationwide, from an office in Newport Beach. What we don’t do is treat SBA as one product among a dozen on a rate sheet.

That distinction matters more than it sounds. The SBA program is a rulebook, and the rulebook moves. SOP 50 10 8 took effect in June 2025 and reversed most of the loosening that happened between 2023 and 2025. Equity injection requirements came back. Seller notes now have to sit on full standby for the entire loan term to count toward the injection. CAIVRS and prior-loss checks became documented hard stops rather than underwriter judgment. In July 2026 the combined 7(a) and 504 ceiling doubled to $10 million. SOP 50 10 8.1 replaces the current version on October 1, 2026.

A generalist shop cannot track that, and doesn’t try — SBA is a line item for them. For us it’s the whole business. A file that would have cleared easily three years ago gets returned today, and a deal that didn’t pencil last year may pencil now. Knowing which is which, before anyone’s time gets spent, is what you’re actually hiring.

Vijay is President and CEO. He studied business finance as an undergraduate and has spent effectively his whole career in hotel and commercial property lending, first placing debt and later building SBA Finance Group into a firm that does it nationwide. He still takes the first call on most files.

That last part isn’t a service promise, it’s how the firm is built. Borrowers on special-purpose property tend to get triaged early by people who can’t actually assess the deal — which is how a financeable file becomes a decline. Here the assessment happens on the first conversation, with the person who will structure it.

How this works

You can have one lender’s answer, or you can have the market’s. A bank offers what its own credit box allows. When your deal sits outside it, the answer is no — and the reason usually has nothing to do with your business.

We work the other side of that. We assess the deal, structure it across 7(a), 504 or both, and take it to the lenders actually writing that profile this quarter. That list changes constantly. Knowing it is the job.

You’re never required to use anyone to apply for an SBA loan. You can go direct to any participating lender, and if that’s the right move for your file we’ll say so. People come to us when direct already produced a no, or when they’d rather not spend three months finding out.

Underwriting has moved considerably. SOP 50 10 8 took effect in June 2025 and restored a number of requirements that had been relaxed between 2023 and 2025 — equity injection rules tightened, seller notes now have to sit on full standby for the life of the loan to count toward the injection, and CAIVRS and prior-SBA-loss checks became documented hard stops rather than underwriter judgment calls. SOP 50 10 8.1 replaces it on October 1, 2026.

Meanwhile the July 4, 2026 policy change decoupled the 7(a) and 504 caps, so eligible borrowers can now reach up to $10 million combined where the ceiling used to be $5 million.

None of that is visible from outside. A file that would have cleared easily in 2023 gets returned today, and a deal that didn’t pencil last year might now. Keeping current on it is the job.
